Victorian Residence

THE REQUIREMENT

When we acquired this Victorian residence on Station Road in the heart of Balsall Common, we knew we had the opportunity to create something special. The property had beautiful original features but needed a complete reimagining to make it suitable for modern family life. Our challenge was to restore and extend the house in a way that honoured its heritage while creating a turn-key home with comfort, convenience, and style at its core.

OUR SOLUTION

We carried out a three-storey extension and refurbishment, bringing the property to over 2,700 sq. ft. The design struck the right balance between period detail and contemporary living. Ornate mouldings, generous proportions, and the Victorian façade were preserved, while light-filled, open-plan spaces were introduced for today’s lifestyle. 

At the heart of the home is the family kitchen: our Kensington Range cabinetry paired with White Arabesque worktops, a Belfast sink, and Bosch appliances. An atrium ceiling over the dining area adds drama and light. The open-plan layout was designed to work as well for everyday family life as it does for entertaining, with a generous family area flowing out to the garden through bifold doors. The ground floor also features a living room, creating a private space away from the open-plan areas. 

High-quality finishes throughout include bespoke joinery and refined fixtures, enhancing the home’s character without overwhelming its original Victorian charm. 

Upstairs, we created six bedrooms and four bathrooms, including a principal suite with dressing area and garden views. The top floor provides flexibility, with space for a large suite, dressing room, or home office. Externally, the south-facing garden, a generous gravel driveway with parking for several cars, and an oversized garage with fitted utility area complete the transformation.
