3 Upgrades an Estate Agent Thinks You Should Make Before Selling Your Home

After twenty years of walking buyers round homes, I can tell you the sale is often won or lost in the first ten minutes, and usually in the same three places. Here’s where I’d spend your money before you go to market. This said, advice is personal to each property, and I caveat it with the fact that making changes is not always encouraged. It depends on the house and a number of different factors!

1. Sort the kitchen

The kitchen is the room buyers judge the whole house by. If it feels tired, they mentally start knocking money off before they’ve reached the hallway. You don’t always need to rip everything out, but if the units are dated or the layout fights you, a well-designed kitchen is the single upgrade most likely to pay for itself when the offers come in. Buyers want to picture themselves living there, and it nearly always starts here.

2. Fix the first impression — doors, windows and the front of the house

Kerb appeal isn’t a nice-to-have, it’s the reason a viewer walks in already wanting to like the place. Tired windows and a scruffy front door quietly tell people the house hasn’t been looked after, whether that’s fair or not. Fresh windows and a smart front door lift the whole property in seconds, and with buyers now asking about energy efficiency and EPC ratings, they do real work behind the scenes too, not just on the doorstep.

3. Bring the bathroom up to scratch

A dated or tired bathroom is one of the quickest things to put a buyer off, and one of the easiest to turn into a genuine selling point. It doesn’t need to be enormous. Clean lines, good lighting and quality fittings make even a modest bathroom feel like a treat rather than a job on the buyer’s to-do list. A fresh bathroom says the whole house has been cared for, and that reassurance is worth a great deal.
