Do I Need Planning Permission When Starting a Home Extension Project?

When it comes to home extension planning, one of the first things you need to be aware of is whether you need to submit a planning permission application or whether the works are covered by permitted development rights.

What is planning permission?

Planning permission is approval from your local planning authority (usually your council) that allows certain types of development to take place. It helps ensure that new buildings and changes to land or property are appropriate for the area and comply with local and national planning policies.

Planning permission is generally required if you want to build a new property or structure, add a large extension to an existing building, change the use of a building, or carrying out development in protected areas like conservation areas or listed buildings. Once granted, planning permission is usually valid for up to 3 years.

When is it not required?

Planning permission isn’t always required. Some works are covered by permitted development rights, which allow certain types of development without a formal planning application. Examples can include some small extensions like a single-storey extension up to 4m, loft conversions, or boundary treatments, provided they meet specific criteria. However, restrictions often still apply in protected areas or to listed buildings.

If planning permission is required and work proceeds without it, the council may take enforcement action, including requiring alterations or removal of the development.

Applying for planning permission

  5. The council will consider factors such as design, scale and appearance, impact on neighbours, environmental considerations and compliance with local and national planning policies.
  6. A decision will then be issued from your council. Most straightforward applications are decided within 8 weeks, while larger or more complex proposals may take up to 13 weeks.

Planning permission vs building regulations?

As well as planning permission, you may need separate approval for Building Regulations which considers how the work is designed and constructed, focusing on safety, energy efficiency, accessibility, and structural standards.
